Energy Performance Certificates & Display Energy Certificates

Article 7 of the Energy Performance of Buildings Directive states: -  

  • An Energy Performance Certificate (EPC) must be made available whenever a non-dwelling building is constructed, sold or rented out.  
  • The EPC must be accompanied by a list of cost-effective measures to improve energy efficiency.  
  • The display of an EPC which is known as Display Energy Certificate (DEC) is required in all public buildings over 1000m2.  
  • The DEC and advisory report must be lodged in a national register and given a unique certificate reference number. 
Dates for implementing this directive are dependent on the size of the building  
  • 6th April 2008 Non-dwelling buildings over 10,000m2  
  • 4th July 2008 Non-dwelling buildings over 2,500m2  
  • 1st October 2008 All remaining non-dwelling buildings

Accreditations  
  • SAP 2005 (Standard Assessment Procedure for Energy Rating of Dwellings). SAP is adopted by the government as part of the UK national methodology for calculating the energy performance of buildings.  
  • SBEM (Simplified Building Energy Module) is the methodology of calculating CO2 emissions of commercial buildings which is laid out in Part L of the Building Regulations.
